Overview
In this role you will manage the commercial aspects of Bellway projects within the Northern Home Counties Division, focusing on budgeting, costs, and valuations to meet targets. You will work closely with the Commercial Manager, site teams, and external contractors to ensure financial control across developments. The position offers a hands-on mix of on-site measurements, sub-contractor management, and liaison with sales and estimating colleagues. Responsibilities
- Produce draft budgets and site start budgets for each site
- Generate quarterly valuations and cost-to-complete analyses
- Manage sub-contract payments and final accounts
- Prepare sub-contract orders with required documentation per Group Commercial Policy
- Complete on-site measurements and assess contractor payments
- Attend and contribute to pre-order, valuation, and project review meetings with stakeholders
- Manage all sub-contract orders on site and liaise with sub-contractors
- Maintain trade specifications
- Price customer extras and liaise with sales
- Assist with Professional Fees Budget and material buying as needed
- Support Estimator/Commercial Manager with land appraisal take-offs
Key requirements
- Experience as a Quantity Surveyor or Surveyor with a residential house builder
- HND/HNC Building Studies
- GCSE English and Maths (C/4+ or equivalent)
- Current CSCS card or equivalent (desirable)
- Strong communication and negotiation skills
- Ability to work autonomously and in a team
- Attention to detail with ability to meet deadlines
