Overview

In this role you will lead the commercial function within Bellway’s Southern Counties division, guiding the team to deliver a practical, cost-effective commercial service. You will partner with senior commercial and technical leaders to optimize costs, maximise revenue, and support land acquisitions and project trades. The role offers a hands-on leadership position in a large housebuilding business with a focus on profitability and process improvement. This is a chance to shape commercial outcomes across multiple developments and travel to sites as needed.

Responsibilities

  • Lead and motivate the commercial team to achieve peak performance
  • Manage costs and drive revenue generation for the division
  • Ensure build costs are current and accurately appraised, including land cost assessments
  • Oversee procurement of sub-contractors and suppliers and resolve complex commercial disputes
  • Prepare monthly valuations for presentation to senior management
  • Set sale prices and evaluate budgets for fees/services
  • Collaborate with group leaders on margin improvement initiatives

Key requirements

  • Extensive senior-level experience in housebuilding as Commercial Manager / Senior Quantity Surveyor / Managing Surveyor
  • Knowledge of valuation and budgeting systems, Health & Safety/CDM, LABC/NHBC, Building Regulations
  • Experience leading and managing a team
  • Qualified as a Quantity Surveyor with a related degree or HNC/HND in a built environment (preferred in Quantity Surveying)
  • CSCS card or equivalent
  • Current full driving licence
  • Strong communication, presentation and problem-solving skills
