Location: Bembridge
Job Description:

Join our team at Bembridge Coast, part of the Warner Hotels Group. This 258-bedroom hotel with a theatre, spa, and leisure facilities offers stunning views of the Solent on the Isle of Wight.

Are you an experienced property or facilities management professional ready to take the lead across two unique hotel destinations on the Isle of Wight?

We’re looking for a proactive, commercially minded Cluster Property Manager to oversee property standards, facilities management and strategic asset performance at Bembridge Coast and Norton Grange.

This is an exciting opportunity to take ownership of the maintenance, compliance, presentation and long-term care of our properties, ensuring they remain safe, sustainable and maintained to the highest brand standards. Working closely with hotel leadership teams, Property Managers and our central Hub team, you’ll drive operational excellence, protect our assets and help create outstanding experiences for our guests.

If you’re a natural leader with a keen eye for detail, a passion for continuous improvement and the ability to balance day-to-day operational needs with long-term investment, we’d love to hear from you.

What you’ll be doing

Property & Facilities Management

  • Lead facilities management across both hotels, ensuring properties are safe, compliant and maintained to brand standards.
  • Oversee planned preventative maintenance programmes, ensuring work is effectively scheduled, delivered and recorded.
  • Conduct regular site visits, property audits and inspections, developing clear action plans to address issues and drive continuous improvement.
  • Take a proactive approach to maintenance, identifying risks early and protecting the long-term condition and value of our assets.

Grounds & External Presentation

  • Work with grounds and maintenance teams to maintain attractive, welcoming and well-presented external spaces.
  • Oversee landscaping plans, seasonal presentation and building façade condition.
  • Ensure external areas reflect our brand standards and enhance the overall guest experience.

Leadership & Team Development

  • Lead, support and develop your Property Managers, maintenance and grounds teams, and external contractors across the cluster.
  • Build a positive, accountable and collaborative culture focused on high standards, safety and continuous improvement.
  • Conduct regular one-to-ones, performance reviews and development planning, supporting colleagues to grow their skills and capabilities.
  • Provide coaching, guidance and practical support to help teams deliver consistent results across both locations.

Budgets & Commercial Performance

  • Take ownership of maintenance, utilities, contracted services and capital expenditure budgets across the cluster.
  • Manage costs effectively while maintaining quality, safety and operational performance.
  • Forecast future expenditure and contribute to longer-term asset management and investment strategies.
  • Oversee capital requests, supporting documentation and monthly capital expenditure audits, ensuring compliance with governance requirements.

Supplier & Contractor Management

  • Build strong relationships with suppliers and contractors to ensure reliable, high-quality and cost-effective service delivery.
  • Monitor contractor performance, quality of work and contractual compliance.
  • Lead performance reviews and support tender processes where changes or improvements are required.
  • Identify opportunities to improve efficiency through industry best practice, technology and centralised property management systems.

Health, Safety & Statutory Compliance

  • Ensure both hotels meet all relevant legal, statutory, health and safety, food safety and brand requirements.
  • Maintain accurate compliance records, inspection reports and maintenance documentation.
  • Lead compliance audits, coordinate action plans and ensure remedial works are completed within agreed timescales.
  • Promote a strong safety culture, providing safe and secure environments for guests, colleagues and contractors.

Sustainability & Energy Efficiency

  • Drive initiatives that improve energy efficiency, reduce utility consumption and minimise environmental impact.
  • Monitor utility performance, report on progress and identify opportunities for cost savings.
  • Engage and coach teams to adopt sustainable working practices and support wider Net Zero ambitions.

Reporting & Strategic Asset Management

  • Provide clear, accurate and timely reports to the Head of Property and senior leadership team.
  • Use maintenance, compliance, utility and financial data to inform decisions and prioritise investment.
  • Support long‑term capital planning, ensuring assets remain fit for purpose and aligned with business needs.
  • Work collaboratively with hotel leadership and the central Hub team to strengthen governance, operational resilience and overall property performance.

What we’re looking for

You’ll be an organised, solutions-focused professional who combines strong technical knowledge with confident leadership and commercial awareness.

Ideally, you’ll bring:

  • Proven experience in facilities management, property maintenance or a similar role within hospitality, hotels or a multi-site environment.
  • A strong understanding of statutory compliance, health and safety, building maintenance and planned preventative maintenance.
  • Experience managing maintenance budgets, utility expenditure and capital investment programmes.
  • The ability to lead, motivate and develop teams across multiple locations.
  • Experience managing contractors, suppliers and service contracts, with a focus on quality, value and accountability.
  • Knowledge of sustainability, energy efficiency and utility management.
  • Confidence using facilities management systems, Microsoft Office and reporting tools.
  • Excellent organisational skills, attention to detail and the ability to prioritise competing demands.
  • Strong communication and relationship-building skills, with the confidence to influence stakeholders at all levels.
  • A relevant technical, facilities management or health and safety qualification, or equivalent practical experience.

Why join us?

This is your opportunity to make a genuine difference across two distinctive Isle of Wight hotel destinations. You’ll have the autonomy to drive improvements, influence investment decisions and shape how our properties are maintained and managed for the future.
