Are you an experienced conveyancer who is tired of high-volume work, where there’s never enough time to do things properly?
In many firms, conveyancers are stretched across huge caseloads, with little support and no time to give clients the service they deserve. At Baines Bagguley Penhale, we’ve built things differently.
Our clients come first. Our caseworkers carry an average of 50–60 live files at any one time. That’s a deliberate choice, because our focus is on quality and customer service rather than volume. You’ll have the time to run your files properly, keep clients informed and take real pride in the service you give.
Structure that works for you. We’re a process-driven team. Over time we’ve developed precedents, systems and workflows that give every file a clear structure and keep transactions moving as quickly as possible. That means less reinventing the wheel and more time for the legal work and client care that matter.
You’re never on your own. You’ll be backed by an experienced team who are always on hand with guidance and support. We hold daily check-ins to make sure workloads stay under control and to talk through any tricky issues together, so problems get solved early and nobody is left firefighting alone.
Strong agent relationships. We value our estate agent partners and actively promote and support good working relationships with them. Clear, proactive communication with agents is central to how we work and helps keep every transaction on track.
We’re looking for an experienced Residential Conveyancer to take on an established caseload. This is not a trainee or assistant role. You’ll need to be confident running your own files independently from instruction through to completion and post-completion, and ready to hit the ground running.
You can work remotely, on a hybrid basis, or from our Morecambe or Lancaster offices. The choice is yours.

- Take over and manage an existing caseload of residential property matters
- Handle sales, purchases, remortgages and transfers of equity from instruction through to post-completion
- Work within our established precedents, systems and workflows
- Build strong working relationships with clients and estate agents
- Use modern case management systems, IT and AI tools that take admin off your plate
What we’re looking for
- Typically 3+ years’ experience in residential conveyancing, or equivalent demonstrable experience, running your own caseload independently
- Confidence in your legal skills, including handling title issues, enquiries, leasehold matters and problems as they arise
- A strong commitment to customer care for both clients and estate agents, and an understanding that good communication keeps transactions moving
- Real enthusiasm for giving the best possible service on every file
- Comfort working within structured processes and workflows, along with the judgement to spot when a file needs something more
- Good IT skills and a willingness to use technology, including AI tools, to work smarter
- Excellent organisation and attention to detail
