Job Description:

Barnet Homes offices (4 days/week) + home working (1 day/week)

Salary: 63,777.60 (Perm)

MMP are looking for a Healthy Homes Manager to lead our approach to damp, mould and condensation (DMC) across our housing stock — and to help shape the future of our Healthy Homes service as it expands under Awaab’s Law.

You’ll take the lead on ensuring every case is identified, investigated and resolved within statutory timescales, that residents are treated with empathy and kept informed throughout, and that our data, reporting and audit trails stand up to scrutiny from regulators, the Ombudsman and Members.

Looking ahead, Phases 2 and 3 of Awaab’s Law will bring wider HHSRS hazards into scope during 2026 — and you’ll play a central role in preparing and upskilling the team for that change.

What you’ll be doing

  • Leading, managing and developing a team of 5-7, building their skills and confidence to meet statutory and organisational obligations
  • Owning end-to-end DMC case management — from identification through to resolution — including high-risk, complex and escalated cases
  • Ensuring inspections are completed within 10 working days and reports reach residents within 3 working days
  • Monitoring KPIs and performance data, and reporting to Senior Managers, the Executive Team and Boards
  • Managing contractor performance and budget spend related to the service
  • Acting as a senior escalation point for residents, Councillors, MPs and regulators
  • Driving continuous improvement, embedding learning from complaints, Ombudsman findings and legal cases

What we’re looking for

  • Degree-level education (or equivalent experience) in housing, property, building services or environmental health
  • Strong track record managing housing or property-related services, with a real focus on damp, mould or housing conditions
  • Solid understanding of Awaab’s Law, HHSRS classifications and statutory landlord responsibilities
  • Experience managing teams against deadlines and policy timescales, including complex/escalated cases involving health and safety risk
  • Strong data, performance management and contract management skills
  • Excellent written and verbal communication, with the ability to influence stakeholders and present to varied audiences

Desirable

  • Social housing/local authority background, surveying experience, in-house repairs delivery experience, and experience leading service change in response to new legislation.

Requirements

  • Full UK driving licence and own vehicle insured for business use
